Excitement over plan to create hundreds of jobs at old Total Fuel site in Colwick

People have spoken in favour of the £20m transformation of the former Total Fuel site in Colwick - saying new jobs are never 'a bad thing'.

Developer Chancerygate has bought the vast, 6.35-acre site off the A612 Colwick Loop Road and plans to create a large new industrial estate.

It is proposing to build new industrial and warehouse space and hundreds of new jobs are expected to be created.

In nearby Netherfield, people thought the plans to return the derelict land to industrial use were a positive for the area.

Retired Charlie Cole, 71, who regularly goes to Netherfield to see friends, said: "Well in times like this you can never say more jobs anywhere is a bad thing.

"I'm sure more than a few jobs went from the area when the Total Fuel place closed.

"Plus a load of land with nothing on is no use to anyway really is it I suppose."

Retired Pam Smith, 70, who lives in Netherfield, added: "It would be good, definitely, if it brings some jobs and some new businesses to the area, who wouldn't want that.

"I remember it being there and I think it was a fairly big employer here and I have heard in recent years about plans for it.

"Going back 30 or 40 years this was a busy place really, if it could bring some manufacturing close to here that would be great for people. Years ago it used to be a lot different in terms of the jobs."

The centre was used to distribute fuel nationwide but was decommissioned as part of Total's scheme to "simplify" its logistics.

The site was part of the Total Lindsey Oil Refinery, based near Grimsby in Lincolnshire, but was owned overall by Total S.A.

The refinery announced in 2015 it planned to make changes to its operations and the closure of the terminal in the borough of Gedling was part of its logistics programme.

A new Sainsbury's supermarket has opened nearby in recent months.

Earlier plans for the supermarket had included the prospect or a restaurant and pub on the former Texaco and Esso oil depot, which had been derelict for years

But The Health and Safety Executive and Total condemned the proposed development plans for the pub, saying it was in an area which would be be a "major hazard" in the event of an "uncontrolled explosion".

The site itself was divided into zones depending on the proximity to the fuel, with most of the proposals, including the Sainsbury's, falling outside the danger zone.

Marston's, which wanted to open the pub, said it would turn the venue 45 degrees to mitigate against the risks.

Consent was eventually given for the development but work did not begin and the area had remained derelict.

Sainsbury's later submitted fresh plans for a supermarket and the store opened last year.

These proposals, also comprising an Argos and petrol station, were given the green light by Gedling Borough Council in August 2020.

Chancerygate plans to create 15 freehold and leasehold units ranging from 5,920 sq ft to 23,864 sq ft.

Speaking previously, Mark Garrity, Chancerygate development director and head of its Birmingham office, said: "We’re very pleased to have secured this development opportunity in a prime industrial area of Nottingham.

"Colwick is an up-and-coming area of the city benefitting from extensive redevelopment and regeneration. The delivery of this site has the potential to create hundreds of jobs in the local area."
