Edinburgh southside office building to be transformed into multi-storey hostel

A block of Edinburgh southside offices leased to a victim support group is set to be turned into a hostel.

The building, at 15-23 Hardwell Close, is set to be transformed into a 21-bedroom hostel following the termination of Victim Support Scotland's current lease.

The applicant, Hardwell Holdings Ltd, wishes to carry out extensive refurbishment to the ground and first floor with 21 lettable rooms and a main office/reception area.

All of the rooms would be fitted with en-suite facilities and 16 rooms would be single with five being double. Despite the lack of parking facilities, the area is well situated with transport links to the city centre.

A design and access statement prepared on behalf of the applicant reads: "There are no car parking spaces with the property. Sufficient space exists in the ground floor garage for three cars. However, this space tends to be used for storage purposes.

"The complex is well serviced by public transport on both Nicholson Street and The Pleasance. The property enjoys level access from both Hardwell Close and East Crosscauseway. It is currently used as offices and is presently tenanted by Victim Support Scotland.

"This lease ends in 2024 and an alternative use for the office needs to be achieved to avoid a property becoming vacant at this time. Members of the public enter the building from Hardwell Close."

The statement adds that minor alterations are required to the external envelope. Additional windows to match the existing are proposed on the Hardwell Close elevation while new conservation style Velux rooflights are to be added to the rear.
