We all know that property prices are influenced by location and Edinburgh's is considered one of Scotland's most desirable cities.
With everything it has to offer and its 'city' status, Edinburgh's average property price is sitting at £299,649, according to ESPC's latest report. But just across the Firth, they can drop significantly.
In Edinburgh's city centre, tenements can be full of character with many still retaining Georgian features. However, so close to the centre comes at a cost.

Looking slightly under the average asking price, a one-bed flat in Edinburgh's New Town can cost around £20,000, and McEwan Fraser Legal have a well presented apartment on Barony Street.
With wooden flooring, large window, a cosy living room, refurbished kitchen, bathroom, and double bedroom, it would be perfect for a couple or individual wishing to be in the heart of the city.
The estate agents add: "Accommodation is focused on a beautiful living room with a modern wood-burning stove and a host of traditional features including high ceilings, exposed wooden flooring and working shutters to cover the traditional sash and case windows."
With it being right in the city centre, naturally the seller is looking for offers over £20,000.
But if you're looking to make your money stretch further, you could consider moving to Fife. Just across the water, Dunfermline offers cheaper property, while only being a short distance from the city. In the car, it can take around 40 minutes to drive, while on a train, it takes just over half an hour.
For offers over £185,000, Maloco and Associates is presenting a three bed semi-detached house in Crombie, Dunfermline. Along with two bathrooms, large living room, conservatory that goes out onto the private garden, and a spacious kitchen, the property is ready to move it.
