Developer seeks to expand proposed Kibblseworth housing project to 270 properties

A property developer has submitted an application to construct 270 new homes in KIbblesworth, Lamsely, expanding on a previous application. The project, if approved, would see West Farm demolished and land to the north and south of Kibblesworth Bank.

Taylor Wimpey has applied to Gateshead council to amend a previous 2018 plan for 225 homes on the site. According to the firm’s website it is “looking to progress with an alternative layout, with the main changes being alternative access arrangements off Kibblesworth Bank and an increase in new homes”.

Back in 2018 councillors were recommended to grant permission despite numerous objections.

32 objections were received to the proposal on the grounds of:

  • Additional noise
  • Disturbance Loss of natural light
  • Out of character with street scene
  • Overdevelopment
  • Concern over health issues
  • Increase in traffic
  • Out of character with conservation area
  • Overbearing Traffic or highways

Soon after this report was published a further three objections were received, a 110 signature petition, 125 letters of objection and five letters of support.

Taylor Wimpey has defended the new plan and commissioned a report to examine if the proposal would negatively impact the village.

The report from the Taylor Wimpey concluded: “The demolition of the buildings will cause harm by removing the historic interest of the 19th-century agricultural building; however, this harm must be weighed against the benefits of the proposed scheme and considered against the poor-quality state or repair the buildings are in. It is also considered that mitigation can be put forward against this harm in the form of a programme of building recording to an appropriate level as set out within the Historic England Understanding Historic Buildings: A Guide to Good Recording Practice 2016.”

A spokesperson for Taylor Wimpey said: “We are looking forward to bringing a collection of brand new homes to the community in Kibblesworth. Our proposals for our development include 270 high quality homes and we are gearing up to start work as soon as we receive planning approval".
