Cookstown planning application for new 16 unit business park submitted

Mid Ulster District Council’s planners are currently considering an application to bring a 16 unit business park to Cookstown.

Lodged by agent Clyde Shanks on behalf of applicant Sperrin Trading Services Ltd the application seeks permission to create a develop a business park that will include 16 units and develop access arrangements from the Sandholes Road and include landscaping, car parking, servicing and ancillary site works.

According to the application form the 2.74 hectare site at 14 Sandholes Road, is currently considered vacant land with areas of hard standing. The proposed gross floor space of the development designated to production will measure 3,945m2, there will be 1,262m2 of office floorspace while there will be a total of 1,131m2 of storage floorspace for a total gross floorspace of 6,338m2.

At present no vehicles attend the site on a daily basis. However should permission be granted and the plans come to fruition it is expected 141 staff vehicles, five customer vehicles and 12 goods/services vehicles will attend the scene on a daily basis for a total of 158 daily vehicle movements.

It is also anticipated 100 employees will attend the site on a daily basis with surface water collected as a result of the development disposed of via a soakaway.

A design and access statement that accompanies the proposal notes the wider surrounding area comprises industrial and warehouse units and is not within an area of nature conservation interest, floodplain or archaeological interest.

It also states that 13 of the 16 units proposed are located on land zoned for economic development and have been designed to make the most efficient use of the land zoning.

Noting that a small portion is outside the SDL and B1 use proposed, the statements claims there are “material planning considerations that weight in favour of granting permission” and note the proposal will see investment both direct and in-direct in the local economy of £5.5 million.

It concludes by claiming the project could create 35 construction jobs and 100 longer-term employment jobs.
The application was received and validated on Thursday, July 7 and will be advertised until Tuesday, July 19 and Council has an internal target date for the application for Thursday, February 2 next year.
