Controversial plans to turn site of old Forest Hall pub into 20 affordable homes

Controversial plans to redevelop the former site of a Forest Hall pub will be heard by councillors next week.

A Karbon Homes project to convert the site of the now-demolished Fusilier public house, off Clydedale Avenue, will be heard by North Tyneside Council's planning committee on Tuesday, June 13. Karbon Homes propose building 20 "affordable homes" on the site.

The plans include the construction of 12 three-bed "dwellings" and 8 two-bedroom flats. However, locals have struck out against the plans with 155 objections to the homes registered on the council's planning website.

Residents have objected to the project on several grounds including a perceived increase in traffic, overdevelopment, and safety.

One resident wrote: "The number of homes you proposed to squeeze into such a small space is detrimental to the environment, the well-being of people who would live in these homes, current residents and the surrounding community."

Another commented: "Parking and traffic along Victoria Avenue is already a point of stress for our street (delivery vehicles blocking access, damage to cars due to narrow passing spaces, cars parked on green spaces etc) and having more vehicles using this single, already congested street seems foolish and poorly considered."

According to the council's planning documents: "The Highways Network Manager has not concluded that this development would result in an unacceptable impact on highway safety or the residual impacts on the road network would be severe."

In addition, council officers do not believe the design or layout of the project will prove detrimental to locals.

An earlier application for the site included the construction of 32 apartments for people living with cerebral palsy, speech and language difficulties, and complex medical needs. This application was later withdrawn on September 29, 2021.

North Tyneside councillors will gather at the local authority's Cobalt HQ at 6pm next Tuesday to decide on the application. It is expected that a member of the public and a representative of the applicant will make presentations to the planning committee.
