Cheapest place to rent a flat in UK as Ayrshire town takes top title

Kilmarnock is the cheapest place to rent a flat in the UK, according to new analysis.

Researchers from designer screen company Screen With Envy trawled through Rightmove UK’s data — analysing over 123 areas and 83,000 listings — to find out the cheapest and most expensive places to live in Britain.

Screen With Envy determined exactly what a rental budget could get you in the UK by looking at the average rent per calendar month (PCM) for a flat, shared property, bungalow and house.

And the results flagged that Kilmarnock is the cheapest place to rent a flat in the country with an average rent price of £443.74 PCM.

This is a whopping 10 times lower than renting in South West London, which sees renters fork out an eye-watering £5,100.73 PCM.

Nationwide, the average rent PCM for a flat is £2,086.56, while a house is £2,151.22.

In Scotland, the second cheapest place to rent a flat is Dumfries and Galloway at an average of £478.75 PCM followed by Perth at £539.37 PCM.

And when it comes to renting a house in Scotland, Screen With Envy’s results showed that Motherwell is the cheapest at £714.32, followed by Dumfries and Galloway (£775) and Kilmarnock and Ayr (£807.40).

Kilmarnock and Ayr, Ayrshire - £443.74

Dumfries and Galloway - £478.75

Perth, Perthshire - £539.37

•The cheapest average house rentals in Scotland, PCM:

Motherwell, Lanarkshire - £714.32

Dumfries and Galloway - £775

Kilmarnock and Ayr, Ayrshire - £807.40

•The cheapest average shared rentals in Scotland, PCM:

Dumfries and Galloway - £420

Aberdeen - £459

Falkirk, Stirlingshire - £591.33

•The cheapest average bungalow rentals in Scotland, PCM:

Dumfries and Galloway - £583.33

Galashiels, Selkirkshire - £595

Inverness + Dundee, Angus - £662.5

•Nationwide average rent PCM:

Flat - £2,086.56

House - £2,151.22

Shared property - £699.82

Bungalow rental - £1,261.38

Sophie Birkert, Screen With Envy Founder, says the new research can help renters find the best deals across different property types.

She said: “Tenants are facing the most competitive rental market on record due to a shortage of rentals, greater demand and the cost of living crisis.

“No matter if you live in an upmarket neighbourhood or a commuter town, knowing how much the average rent is in your and neighbouring areas could be the difference between securing your dream rental or not.”
