House hunters looking to buy in Greater Manchester can now expect to pay around £236,876 for a home, according to Rightmove's latest average house price data.
Just like the rest of the UK, property prices in the region have shot up over the last couple of years as buyer demand continues to outweigh supply. As of July 2022, house prices in Greater Manchester are now 17% higher than they were in 2019, when prices peaked at £203,277.
Across the region's 10 boroughs, there are some affordable areas such as Bolton and Wigan where £236,876 will stretch quite far, but in others such as Trafford and Stockport, you might not get as much bang for your buck.

We searched Rightmove to find a variety of homes that are currently for sale in Greater Manchester, with prices between £230,000 and £240,000, to compare what the average house price can buy you in each borough.
Bolton
As one of the Greater Manchester's more affordable boroughs, there are currently 48 homes for sale in Bolton that are priced at or around the region's average house price - and you can get quite a bit for your money.
In the town of Farnworth, you can buy this three-bedroom detached house for £230,000. Located in a quiet cul de sac with only a few homes around it, estate agents say the property would be an ideal first time buy or family home.
As well as a lounge, spacious kitchen and dining area, two bathrooms and three good sized bedrooms, it features a lovely garden to the rear with a patio area and artificial grass.
Also available to buy for £239,950 is a semi detached property in Tonge Fold. With a stunning interior design and immaculately presented throughout, the three-bed property is move-in ready for any buyer.

One home you can buy for £240,000 is a four-bed terrace home that is set over four floors. Found in a convenient location just a mile from Bury town centre, estate agents say the property is a superb family home.

In Oldham, which is another of the region's cheaper areas to buy a home, there are 46 properties for sale on Rightmove in the region of £236,000.

Manchester
There are a whopping 227 properties on the market in the Manchester borough with prices around the region's average house price. These are a mix of semi-detached and terraced homes, flats and apartments.

Salford
There are 140 properties for sale in Salford within the average house price range. The majority of these are flats, as well as a few semi-detached and terraced homes also on the market.

Tameside
There are 45 homes listed for sale on Rightmove in Tameside at the moment that are priced between £230,000 and £240,000. What you can buy in this borough varies mainly between semi-detached and terraced properties that are fairly generous in size.
In Dukinfield, £230,000 can buy you a semi-detached property such as this, which is described as an ideal family home. Boasting three bedrooms, the home has plenty of space both inside and outside for growing families and is set just short walk away from Dukinfield Park.

As Greater Manchester's most expensive borough, which has an average house price of £386,526, you're unlikely to be able to buy anything big here for £236,000. There are currently 45 properties for sale on Rightmove within this region, which are either terraced homes or apartments.
In Stretford, £230,000 can buy you a two-bed terrace property. Positioned on a quiet road just a short stroll from Stretford marina, the home has an entrance hallway, a spacious living room and a recently renovated breakfast kitchen with access out into the rear south-facing garden.
For the average house price, you can also get a two-bed apartment in Urmston. This ground-floor flat forms part of an exclusive building with just two apartments and benefits from its own private entrance and rear patio.
The apartment is fairly spacious with an entrance hall, open-plan kitchen, living and dining area, two bedrooms and a bathroom.
Wigan
As the region's cheapest borough to buy a home, it is no surprise that you can get much better value for money here than in any other borough.
There are currently only 13 properties for sale in Wigan priced around £236,000 and the majority of them are detached homes - so they are probably being snapped up very quick.
In the borough's most affordable area, Ince, which has an average house price of just £127,444, you can purchase a three-bed detached property for £240,000. The beautiful family home is tucked away in a private cul de sac and has been well maintained with modern decor throughout.
On the ground floor there is an entrance hallway, downstairs bathroom, lounge, office and a open-plan kitchen dining room which has been substantially extended. Upstairs there are three bedrooms with an en-suite to master bedroom as well as a modern family bathroom.
House hunters in Wigan can also by a three-bedroom semi detached home for £240,000. This property has been recently extended and has a large kitchen, lounge and dining room, with three bedrooms and one bathroom upstairs.
