Bidding opens on former Cleethorpes school field site with plans for 58 new homes

A developer is being sought to bring forward new homes on part of the former Matthew Humberstone School playing field in Cleethorpes.

National property consultancy Montagu Evans has been tasked with marketing the 4.75 acres as North East Lincolnshire Council seeks to sell it off.

Bordering Davenport Drive, outline planning permission for 58 homes was secured late last year.

A Homes England grant secured by the local authority from the Accelerated Construction Fund is covering enabling works, and will deliver key utilities, including an access road. Work is already underway.

It follows the complete refurbishment of the sprawling site in 2018, when Bursar Primary School relocated in the resort.

The switch from secondary to primary for the Clee Road fronting site saw the playing field need reduced, with a portion of the site also earmarked for a care home, in what will be a separate phase.

Local housing developers have been briefed on the opportunity.

NELC leader, Cllr Philip Jackson, said: “We want to boost the local economy, and provide good quality housing to do this – both for our existing population and for people who want to move to the area. As part of this, we need to work together to help reduce fuel poverty and provide better health outcomes for local people.

“For the good of the environment, using brownfield sites has to be our preference, and we are committed to providing homes in town centres where we can.”

Plans passed by the local authority stipulate 15 homes for retirement use and six to be affordable, delivered through a mix of tenures.

Two and three-bed properties have been proposed, with each featuring gardens and parking. The streets are to be tree-lined with a wildlife area developed around a drainage-supporting dry pond.

The deadline for bids is noon on Friday, July 8.

Montagu Evans describes it as an “exciting and rare development opportunity in Cleethorpes” in a “highly prominent” location.

The local authority confirmed the extra care facility is being considered separately by North East Lincolnshire Clinical Commissioning Group in terms of the requirement, with a 90-bed unit initially highlighted.
