Average UK rent now £1,340 – and it’s set to rise again by end of 2026

  • Annual UK rent increases accelerated to 2.6 per cent in July, pushing average monthly rents to £1,340.
  • Zoopla projects annual rent growth will reach between 4 and 5 per cent by the end of the year as the rental market tightens.
  • Elevated mortgage rates are keeping prospective first-time buyers in rented accommodation for longer, restricting available property supply.
  • Upward pressure on rental prices is strongest in London and more affordable regional markets where tenants have greater capacity to absorb increases.
  • Zoopla executive director Richard Donnell emphasised that increasing landlord investment to grow housing supply is the key to long-term rent stability.
