This week property buyers were staggered at the guide price of a two-bedroom house up for sale in Sneinton. An auction lot, it was being advertised with a guide of £29,000 and came with vacant possession. Now, a second property with the same attention-grabbing price guide is on the market.
Another auction lot, this house is in need of some TLC with the agent saying "DIY skills are a must". Buyers should also be aware that auction lots very often eventually sell for much more than the guide, and this price is often only a starting point.
However, the family home in Nottinghamshire could be project for someone with skills. In fact, appearing at Bond Wolfe’s next auction on Wednesday, December 14, the two-bed semi "could soon become a dream home", according to the auctioneer.

Number 33 Brookdale Road, in Sutton-in-Ashfield, does need some tender loving care and attention. But with a guide price of £29,000+ it looks set to be a popular choice for first-time buyers or landlords looking to invest.
The property stands back from the road behind a front garden, and there’s plenty of space inside with two reception rooms, an understairs cupboard, a kitchen with storage and a and utility area. Upstairs, there's a landing, two bedrooms and bathroom on the first floor as well as an attic room on the second floor. The house has gas central heating, double glazing and a rear garden outside.
Gurpreet Bassi, chief executive at Bond Wolfe, said: “From repointing the brickwork and tidying the gardens outside, to some renovations and decorations inside, this property needs some focused modernisation. But with such an attractive guide price this could soon become a dream home for first-time buyers looking for somewhere to start their family, or for a landlord wanting to expand their portfolio.”
Mr Bassi explained that several would-be buyers had already attended the first of the pre-arranged viewings of the property. More viewing times are scheduled for Monday, December 5, from 12.45pm to 1pm, Wednesday, December 7, from 11.15am to 11.30am, and Monday, December 12, from 12.45pm to 1pm.
The auctioneer also offered up some handy tips for anyone thinking of attending the livestreamed auction for the first time. They included:
- First, look at the property details on our website or the property portals.
- If you like one or several properties, take a virtual tour online.
- If you’re still keen, attend a physical viewing.
- Assuming your enthusiasm is growing, read the legal pack which is available to download from our website. We recommend that buyers pay particular attention to the special conditions, as these could include any of the seller’s additional costs payable on top of the purchase price.
- Then appoint a solicitor to read and check the legal pack on your behalf, and ask them to prepare an easy-to-understand summary for you.
- If legal checks feel good, then commission a surveyor to view the property’s structure for you, so that you understand any potential problems. This is especially important if you’re reliant on a third party for your finance.
- If all the above gives you the green light, think carefully about the maximum price you can afford to pay, and get down to your bidding on the day.
The Sutton-in-Ashfield lot is one of 161 of properties due to appear in Bond Wolfe’s next auction on Wednesday, December 14, at 9am. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
