American-style barn house that sits on 10 acres for sale

An American-style barn house has come on the market in Merseyside.

Whitewings Farm will give the buyer a "rare opportunity" to put their own stamp on the incomplete barn conversion. Previous owners were granted planning permission to convert the barn into a detached home back in 2011.

Since then, renovations have taken place on the property, that sits on Fox Bank Lane, Whiston. Work has been partly completed but the new owner would need to pick up where they left off to make the property a liveable home. It's listed for £800,000.

According to Rightmove, properties in Whiston had an overall average price of £164,979 over the last year. Most of the sales in Whiston during the last year were semi-detached properties, selling for an average price of £176,954.

While terraced properties sold for an average of £135,640, with detached properties fetching £257,291. Overall, sold prices in Whiston over the last year were 4% up on the previous year and similar to the 2019 peak of £163,480.

A floor plan of the property shows that despite being unfinished, the rooms are already blocked out and are spread across two floors. The proposed internal layout boasts four Bedrooms, three of which have ensuite bathrooms.

There’s a balcony on the first floor, which leads on from the lounge area. There’s also space for a utility room, study, bar and plenty of extra storage.

Being incomplete however, it’s possible for the new owner to change some of the layout or switch certain rooms to better fit their lifestyle. Current features include skylight windows, hardwood flooring and a quarter turn staircase leading to a galleried landing.

Outside the property there is more room for transformation, as the barn sits on an impressive 10 acres. The home is surrounded by a plot that could be used for multiple cars to park.

There’s also a pond at the end of the garden space. Having a plot so big, there’s also additional features including a rail-fenced silica sand manege.

A two-box timber stable block also runs alongside the muck heap in a separate area. Currently there are three principal post and rail fenced grass turnout paddocks. The land is described as already being a “superb” opportunity for someone to build a “dream equestrian property.”

The Land and New Homes listing reads: “An incredibly rare opportunity to purchase a partly converted detached home with over 10 acres of land in an excellent semi-rural location but also very close to Rainhill village, Whiston and the local motorway network.

“The property acquired planning permission to be converted in 2011 (P/2011/0881) which has now been partly completed, it represents an opportunity for a potential purchaser to finish the property off in their own style and choose their own finishings and create a truly fabulous home in an incredible setting. The property at Whitewings Farm is accessed off Foxes Bank Lane, nr Rainhill down a tree-lined & gated entrance drive.”
