10 least expensive streets to live on across Merseyside

In 2021 Liverpool’s house prices grew at their fastest rate for 15 years.

A study by Zoopla showed house prices had i ncreased by 6.3% in Liverpool from 2020 to 2021, which was higher than the national average rise of 4.3%.

According to Zoopla, the average sold price for property in Liverpool over the past 12 months was £207,598 - below the most recent UK average house valuation, which stood at £268,349 in October 2021.

Despite the average price for houses in the city being above £200,000, there remain many areas of Liverpool where property remains much cheaper.

And with the housing market becoming increasingly difficult for first-time buyers and the cost of living, we have looked at the streets across the Liverpool City Region where property is the least expensive.

Based on sales between January and October 2021 (the most recent available), the figures are based on data from the Land Registry, which lists the price paid for every residential property bought at market value which are then registered.

The data includes buy to let sales, repossessions, and property bought through companies.

Averages for each road are based on the median of all sale prices in January to October 2021. Streets with fewer than three sales are excluded.

The least expensive roads in Merseyside

10. Woodbine Street, L5 - £50,000

The average price of houses sold on this L5 street was £50,000.

According to RightMove, the overall sold prices in Woodbine Street were 23% up on the previous year and down 23% on the peak of £65,298 in 2007.

9. Tudor Street, L6 - £50,000

Kensington’s Tudor Street also had an average price of £50,000.

This was a 2% increase from the previous year but was a 23% drop from the 2007 peak, as was the case on Woodbine Street.

8. Parkside Road, Birkenhead - £50,000

This road in Tranmere also had an average sale price of £50,000, which was a significant drop of 27% from its 2006 peak.

7. Longfellow Street, L8 - £50,000

Rounding off the roads with average sale prices of £50,000 is L8’s Longfellow Street.

According to RightMove, the L8 road’s house prices had peaked at £150,000 in 2019, meaning that this recent average is a 66.67% drop from that peak.

6. Brookside, L12 - £42,584

The West Derby road that shares its name with the long-running Channel 4 soap was the sixth cheapest road for house sales during the period covered.

The average price of £42,584 marked a significant decrease from a 2007 peak average price of £95,000 - a fall of 55.17% to be precise.

5. Lower Hall Street, St Helens - £40,000

Located just a stone's throw from St Helens Central Station and the Theatre Royal, Lower Hall Street had an average sale price of £40,000.

According to RightMove, the 2007 property price peak saw the average price on the road hit £126,32 - 68.34% higher than the recent average.

4. Cleveland Street, Birkenhead - £39,950

The first road to drop under an average price of £40,000 is Cleveland Street.

RightMove states that this was a 27% decrease from the previous year and a 43% drop from the 2009 peak of £70,000.

3. Buckingham Road, L13 - £35,000

This L13 street was the third cheapest for property in the period covered. However, according to RightMove data, the average price over the entire past year was the much higher figure of £125,000 and the peak price was £150,917, in 2007.

2. Hanwell Street, L6 - £32,500

The runner up was Hanwell Street. The L6 street's average price of £32,500 was a 40% drop from the previous year and a 57% drop from the road's 2008 peak average price of £75,975.

1. William Henry Street, L3 - £30,000

The cheapest road for property in the Liverpool City Region was William Henry Street in L3.

Its £30,000 average sale price is 88.83% cheaper than the most recent UK average house valuation, which stood at £268,349 in October 2021.
