A $40,000 jump in a Zillow estimate can make a homeowner do a double take. The number looks wonderfully official sitting there on the screen, but it does not mean $40,000 suddenly appeared in the bank account.

A Zestimate provides an automated estimate of a home’s market value, not a guaranteed selling price or a pile of spendable cash. That distinction matters because a higher estimated value can improve a homeowner’s financial position on paper while doing absolutely nothing for the grocery bill, mortgage payment, or weekend plans.
