Work starts on major industrial scheme in Filton

Work has started on a huge industrial warehouse at Horizon38 in Filton - a major regeneration and employment scheme being developed on the outskirts of Bristol.

Unit G5 is 115,600 sq ft and is being developed by St Francis Group and ALMCOR. It is the largest new-build logistics unit available in north Bristol, according to real estate firms Avison Young and JLL which are marketing the scheme.

Horizon38 is a 60-acre employment development being constructed on the site of the former Rolls Royce East Works alongside the A38, with more than 1.3 m sq ft of commercial space.

The new warehouse, which will be built to BREEAM 'excellent' sustainability standards and is expected to be ready for occupation in April 2023, is being constructed by MCS Group.

The Grade A self-contained distribution/logistics warehouse will be a detached building close to the A38 on Gypsy Patch Lane. It will have 10 dock-level doors and two ground-level doors; 50 KN/m2 floor loading; a large secure yard; and a range of sustainable features including six electric vehicle charging points. The space also includes 5,600 sq ft of office space on the upper floor.

James Short of Avison Young said: “Unit G5 will be a continuation of the high-quality, sustainably built, speculative units developed at Horizon38, sitting alongside prestigious occupiers such as The Delivery Group and Elemis.

“Horizon38 is a real reflection of how forward-thinking development from St Francis Group and ALMCOR has met today’s ever strengthening demand for high-quality units, and their commitment to sustainable delivery to meet their own, and the Government’s net-zero ambitions.”

Horizon38 combines industrial and distribution buildings totalling 580,000 sq ft with a further 25 acres of mixed employment space including new offices, trade warehouses and motor trade outlets. Current occupiers include Village Urban Resorts, Volvo, GKN and CarShop.

Henry de Teissier of JLL added: ‘’The park’s strategic location, unrivalled public transport connectivity and accessibility to the labour market, has made it the prime commercial destination in north Bristol.’’
