Work has completed on a new £9 million industrial warehouse in the Black Country.
The speculative Parallel 113 development in Walsall covers 113,641 sq ft, has 106 parking spaces and is aimed at logistics operators.
The project in Darlaston Road has been led by investment and development group St Francis, working with main contractor MCS Group.
Gareth Williams, development director at St Francis Group, said: "We have reached practical completion by the target date and the unit is now immediately available for occupation.
"Given the prevailing levels of occupier demand in the area and the lack of supply, we are confident of announcing a letting very soon."
Christian Smith, director of property agency Savills which is letting the scheme, said: "This brings much needed high-quality stock to the Black Country.
"It should appeal to logistics businesses and local occupiers looking to upgrade to a more efficient building."
Keir Edmonds, managing director of MCS Group, said: "It has been a pleasure to work alongside St Francis Group to deliver this very high-quality warehouse and distribution unit.
"Everyone involved should be very proud of the Parallel 113 project which has been delivered on time and on budget according to the 40-week programme."
