An eco-tourism complex with accommodation for up to 91 guests is for sale at Anna Bay.

The Retreat Port Stephens at 4302 Nelson Bay Road, Anna Bay is set on approximately 1.69 hectares of native bushland positioned near the largest moving coastal sand dunes in the Southern Hemisphere at Birubi Beach.

It is listed for sale for $4.5 million with Amy Downtong and Matthew McBrearty of Belle Property,

The sale includes the property and the owner-operated business which offers profitable holiday and function accommodation as a long-established business with several areas for growth.

The property is Freehold Going Concern with scope for future expansion (STCA).

"We are selling the property and the business together in one line," Mr McBrearty said.

"The property is ideal for a lifestyle buyer and ideal for someone who is commercially savvy.

"It is a well-run family-run and owned business and it's something that you can come in and continue to run, however, if you did want to inject some capital into it, there is scope there to do that."

The complex has 11 self-contained dwellings across the site with a capacity for 91 guests.

Dwellings include group accommodation in The Lodge with capacity for 15 people; The Ranch with an expansive wrap-around verandah that sleeps up to eight guests; two duplexes that accommodate 12 to 15 guests; and bungalows and cabins which are ideal for couples and families.
