A slice of "beachside paradise" will be handed over to Vladimir Putin after he "personally demanded" it, it is claimed.
The Bichvinta part of Abkhazia, a breakaway state of Georgia, will be handed over to Russia as the result of a secret 49-year agreement, according to reports.
The move by Russia was described as an "annexation" by Georgian president Salome Zourabichvili.
He said: "What we’re seeing in Bichvinta is a form of annexation of Georgian territory by Russia.
"We see a strong popular reaction to the developments.
"This is the result of continued occupation. I strongly condemn this and call on the international community to strongly react to this."
The 186 hectares of land and 115 hectares of water are home to the site of a Stalin-era Dacha at Pitsunda and could now house Kremlin guards in a military camp.
Russia has already made repeated land grabs and incursions into Georgian territory and the new agreement has led to fears more such advances will be made.
The land grab has been protested and a number of activists are reported to have gone on hunger strike.
Aslan Bzhania, the de facto president of the breakaway region said there was little he could do about Russia seizing the territory.
He said: "I can say for sure that the Russian Federation can do without this dacha, but can we do without the support of the Russian Federation, its armed forces and its structures that guard our borders here? This is a big question.
"This is a place where our main guest [Putin] comes...We are going to carry out a major overhaul so that this facility works as a full-fledged residence of the President of the Russian Federation."
Georgian blogger Tinatin Dias put the claims that Putin wants Russia to seize the resort down to "rumours".
It is believed he asked the property to be given to the Federal Protective Service.
He said: "There is a huge noise in Abkhazia, as a large nature reserve of Pitsunda is handed over to Russia.
"Rumours say it was Putin’s personal desire - apparently, he wants to build a new estate there after the feeling Gelendzhik is not so safe any longer."
The Gelendzhik retreat is a mansion in a resort town on the Black Sea in Krasnodar Krai.
It is alleged to have been built for Putin by oligarch Alexander Ponomarenko.
In 2021, the President's one-time judo partner Arkady Rotenberg claimed to have bought the property containing a 27,000-square-foot guest house featuring 11 bedrooms, a lap-dancing bar and an indoor go-kart track.
The property was exposed by the team of Russian opposition leader and jailed lawyer-activist Alexei Navalny in a documentary.
