Victorian terrace one of 'most desirable addresses in the north' for sale

A Grade II listed home is listed for sale in Merseyside, that looks directly onto Crosby beach and over the River Mersey.

The Victorian terrace, found on Beach Lane, Waterloo, is one of the 15 houses on the stretch of land that was formerly owned by the Ismay family, who were proprietors of the White Star Line shipping company of Titanic infamy. Dating back to the mid 19th century, the home has been refurbished to recognise its period characteristics throughout.

Spread across four floors, the eight bedroom house, boasts views of Crosby Coastal Park, over the estuary and towards Welsh mountains. It’s on the market with Inigo for a whopping £1,375,000.

Properties in Waterloo had an overall average price of £212,765 over the last year, according to Rightmove’s sales figures. Most of the sales during the last 12 months were terraced properties, selling for an average price of £211,423.

Semi-detached properties sold for an average of £241,809, with flats fetching £127,906. There isn’t any sales data available for detached properties in Waterloo, which could bring the average higher.

However, overall sold prices over the last year were 10% up on the previous year and 14% up on the 2018 peak of £186,305. Rightmove’s market information shows there are no similar homes up for sale currently in the area, however, a similar sized home, also on Beach Lawn, sold for more than £1,000,000 in 2021.

Images of the property show that it benefits from Italianate features throughout, including stucco detailing, wrought-iron verandas and pilastered bay windows. The ground floor is made up of impressive family rooms, including a open plan kitchen and dining room.

These rooms have full length triple sash windows that show off incredible views. Adjoining the kitchen is a large utility room. A wrought-iron staircase leads to the other floors, which all share a large landing space.

There are four bedrooms on each of the remaining top floors, all of which share a number of bathrooms that feature freestanding baths to rainfall showers. On the lower-ground floor are further rooms that could be used for whatever the new buyer wishes.

Currently, one is used as workshop, another as a gym, another fully equipped kitchen and bathroom. A detached garage also offers plenty more storage space and room for cars to park off road. There are gardens in the front and back of the property.

The front garden features around a paved path that cuts through the lawn towards a patio with a wrought-iron veranda. The elevated patio has 'fantastic views.'

Estate agents Inigoa say the home is in one of the "most desirable addresses in the north of England." Thanks to its position on a no-through road, overlooking the coastal views.

The Inigo listing reads: “Occupying an unrivalled position on Beach Lawn in Liverpool, this grand eight-bedroom Grade II-listed Victorian house is wonderfully elegant. Forming part of a terrace that adjoins the Crosby Coastal Park, it has commanding views over the estuary and across towards the Wirral and the Welsh mountains beyond.

“The house has been refurbished, carefully preserving original features while introducing an atmospheric colour scheme that complements the dark marble accents throughout. Natural light pours in through full-length windows that draw the eye to the exceptional surroundings. The house is surrounded by mature and verdant gardens.”
