A tiny studio flat with a bedroom so small you can't even stand up in it has gone on the market for £300,000.
The property in Hampstead, north-west London, has an open-plan living room and kitchen, as well as storage areas to maximise the space.
The double bed, however, is on a mezzanine level - described by estate agents as a "raised sleeping area" - and you need to climb a ladder to go to sleep every night.
The bedroom's ceiling is so low that whoever buys or rents the flat will have to crouch down to get in and out.
The studio flat is nearly £20,000 more expensive than the average home in the country, which is £281,161, according to the Government website.
For the same price, buyers could buy ten houses in Shildon, Co Durham - the cheapest place to live in the UK.
There are houses with two bedrooms there for as little as £30,000 and the average property price in the town is just £71,000.
The studio flat - which has a separate bathroom and a communal garden - is on the market with Dexters estate agents.
It is advertised on property websites Rightmove and Zoopla.
The key features are listed as: "Investment opportunity, raised sleeping area, contemporary feel, luxury bathroom, large communal garden."
The listing reads: "A well-presented first floor studio apartment that was refurbished to a high specification in 2017.
"The flat enjoys a raised sleeping area and a fully fitted kitchen.
"Set on the lower slopes of Hampstead, the studio is a moment's stroll away from Finchley Road and Frognal Overground, Finchley Road tube station and the bustling 02 Centre.
"Hampstead Village with all its excellent amenities is also within walking distance."
The flat was being let by the current owner for £1,000 per month.
Earlier this year, a small London flat with holes in the floor went on the market for £575,000.
Last month, a small studio apartment in Swiss Cottage was listed on Zoopla by estate agent Berns & Co for £199 per week.
The property, featuring a single bed, kitchen, toilet and shower, is barely big enough to stretch your arms in.
