Tiny piece of land in Bristol property hotpot to go under the hammer for £10,000

As anybody looking for a new home will already know, the Bristol property market has gone crazy in recent months. House prices are rising fast and there’s a lack of properties for sale.

The price of an average home rose above £260,000 for the first time in February, an increase of £29,162 over the past 12 months. But it’s not just the housing market that’s seeing unprecedented demand and soaring prices.

Even garages and other non-residential buildings are fetching record prices as soon as they go on the market. In some cases, and with the appropriate planning consents, these spaces can even be turned into something quite unique.

Recently, Rob Savage opened a tiny coffee shop inside his garage on the border of Redfield and Barton Hill. Called 3ft 6’ after its measurements, it now sells cakes, coffees and cups of tea to the local community and its owner believes it may now be one of the smallest eateries in the UK.

The long-term potential of converting a garage into a cafe might be music to the ears of people in Totterdown because a rare parcel of land has just been put up for sale. Measuring 54 sq ft, the space on Stanley Hill comes under the auctioneer’s hammer next month.

One of the most popular streets in Totterdown, known for its steep gradient and colourful houses, Stanley Hill is a desirable location. According to Rightmove, the average price for a property in the street was £330,000 over the last year.

Tim Medforth, senior negotiator at the Clifton office of Maggs and Allen, the property agents handling the sale of the land at Stanley Hill, says there has been plenty of interest. When it goes to auction on May 26, the parcel of land is expected to exceed the guide price of £10,000.

He said: “The parcel of land was previously occupied by a single garage, situated in a residential location in Totterdown. The land is ideal for off-street parking in an area where parking is scarce or could benefit from being reinstated as a garage subject to the necessary consents.” For more information about the auction, go here.
