In Montana's Paradise Valley, just north of Yellowstone National Park, the Nickelson family has permanently protected 437 acres of working ranchland from subdivision and development while retaining ownership of the property. On March 13, 2026, the Gallatin Valley Land Trust completed a conservation easement on the ranch, a legal agreement that permanently restricts future development while allowing the property to remain in private hands and continue to support agricultural use. The ranch was appraised at $2.3 million in 2023 and more recently at $3.5 million, with the conservation easement resulting in a donated conservation value of $2.9 million. Rather than selling the property or transferring it to a public agency, the Nickelson family chose to give up that portion of the property's potential value in exchange for permanent protection. The decision preserves a working landscape in one of Montana's most rapidly changing valleys while allowing the ranch to remain part of the family's legacy.
