This is how an estate under Mancunian Way could look following hundreds of millions of pounds of investment being poured into the area.
New computer-generated images show what Upper Brook Street could look if a proposed masterplan gets the go ahead. Developers hope to create an ‘outstanding neighbourhood for the area and wider city’, complete with ‘almost three acres of public realm space and community facilities’.
Should the Brunswick masterplan get approval from authorities, and building work realise the dream of a consortium of developers — Property Alliance Group, McLaren Property, Moda Living and Kadans Science Partner — the project will create 6,000 jobs in construction alone from the £450 million investment.

Once complete, it means Upper Brook Street will be home to two new public squares, 150 new trees, an improved Gartside Gardens, plus 1,840 bedrooms in purpose-built student accommodation. Those new beds will ‘free up homes for local residents’, the consortium says.
That work will sit alongside another project, consisting of a life sciences workspace, a community centre, a medical centre, convenience store, a café and shops. It feeds into big ambitions to regenerate the Oxford Road Corridor, a spokesperson for the developers says.
“Since the first public consultation, the collective team has continued to work productively with the local community and key stakeholders at the heart of our masterplan vision, to understand their aspirations whilst connecting the neighbourhood to the city and in line with the council’s regeneration objectives for the Oxford Road Corridor,” they said.
“We are positive the updated details on the masterplan, including forward-thinking public realm space and amenities, will complement the advanced sci-tech workspace proposed, to create a best-in-class destination, creating growth and lasting benefits for residents, employees and the wider city. We look forward to further engagement of our updated vision at the second public consultation.”
The second public consultation is to be held on May 26 at Brunswick Parish Church, Brunswick Street, Ardwick. Plans can also be viewed online from today (May 24) 2023.
