Imagine strolling along one of Wales' most popular and pretty little beaches, along a shoreline that stretches along a beautiful bay that gets you to another beach and even more chances to admire the sand, sea and sky views that stretch out before you.
There's surfing and sunbathing, sailing and sandcastle building all potentially on the day's activities menu but at some point you will need to drag your sandy toes to the car and drive home - surely sad that the day at the seaside is over.
But if you own a small slice of the shoreline that just happens to offer a beach hut sitting on top of it, then the stroll for shade or relaxing away from the hoards of people on the sand is an alternative and a very pleasing one.

But don't get excited thinking you can put the kettle on or wash the sand off your feet at this little piece of beachside wooden real estate because it has no electricity or running water, so you'll have to get a take away cuppa from the nearby café and fill a bucket full of sea water to wash your toes.
And if you need to spend a penny, well the hut can't help you there either but local knowledge can help here, as there is a public toilet next to the cafe, so you shouldn't need to pop further afield to the public loos at adjacent Langland Bay.
There's nowhere to park your car nearby either, you'll have to find a spot in Langland Bay car park, although website Visit Swansea Bay states that there is a local bus. And don't bother bringing your camp bed and sleeping bag to the beach hut either as staying overnight there is prohibited.
And yet this pretty green and white wooden beach hut is going to auction with a guide price of £25,000 plus, and because the much-coveted facilities are privately owned and seldom come onto the market, so it could go for even more.
What the beach hut does have is the rarity factor and the real estate bragging rights as one of only a small collection of huts on a prime spot on the Gower coastline, as well as convenience and a place to eat a picnic in any weather on comfy seats overlooking a sensational sea view.
The stunning Gower peninsula is without doubt one of Wales' coastal gems, the first location in the UK to be named an Area of Outstanding Natural Beauty and packed full of award-winning Blue Flag beaches that are flanked by some of the most dramatic and inspiring cliff scenery that you will find anywhere in the UK.
But Rotherslade Bay beach is a cute and cosy spot away from the busier stretches of sand that can boast its own Blue Flag award as well as a Seaside Award. It is also popular as the nearest seashore to the popular coastal town of Mumbles, which is regularly voted as one of the best places to live in Wales and has been included in a list of the UK's 'coolest postcodes' too.
Access to the hut is via a secure gate off the road that runs down to the beach and there is also a communal water supply so maybe a trip to the waves is not needed to wash away the sand. This particular hut has a covered veranda area with slatted half walls so the view to the beach can be enjoyed as far back as the bench seating that runs along the rear wall inside.
There's storage inside too, including as part of the bench seating under the cushions as a a handy way to store all your beach paraphernalia, as well as space for a bistro table and chairs for beachside dining which is easily moved to the veranda if required.
The last time a beach hut came up for auction at Rotherslade Bay was in June 2018 when the timber constructed building went under the hammer with a guide price of £20,000 but actually sold for £27,000.
But however rare and sought after huts on Rotherslade Bay beach are, their hefty price tag is still a galaxy away from the most expensive beach huts sold in Wales, which can be found along the Porth Mawr beach in Abersoch, Gwynedd.
In 2017 one of these rare beach beasts sold for £160,000 and in 2021 another hut on this exclusive stretch went on the market for £175,000 and was sold for an undisclosed amount. See inside that beach hut here.
At the time of the last sale of a Rotherslade beach hut Will Thomas, councillor for Mumbles who is from nearby Newton, told Wales Online: "It just shows what a fantastic part of the world this is, that a hut can sell for this price.
"You can't sleep in these huts, so there is a limited amount of things you can do with them, it has no parking and is at the end of a road. But it shows why Langland and Mumbles are considered one of the best places to live."
