With house prices and mortgage rates rising, it has become even more difficult for first-time buyers to get on the property ladder. In Greater Manchester, the average price of a home is now £257,700 which has gone up by 16 percent since the peak in 2020.
Government schemes such as Help to Buy and the recent news of Skipton Building Society's 100 percent mortgage with no deposit are incentives that are aiming to help make buying your first home more affordable.
It also helps to know which areas have the lowest average house price when it comes to looking where to buy your first home. Here we have found all of the areas in each of Greater Manchester's 10 boroughs where house prices fall below the average, making the first step onto the property ladder much more affordable.

Bolton
As one of Greater Manchester's cheapest boroughs to live, there are plenty of areas in Bolton where you can snap up a bargain.
The most affordable area for first-time buyers is Farnworth, with an average house price of just £171,350.
Other cheap areas of the borough, where you can buy a home for less than £200,000, are Heaton (£194,560), Kearsley (£196,400) and Westhoughton (£198,660).
House prices also fall below the average in Little Lever (£201,260), Blackrod (£207,350) and Horwich (£226,050).
Bury
Although some parts of Bury are unaffordable for first-time buyers, there are a few areas where you might be able to find a home with a low price-tag.
The cheapest part of the borough is Unsworth, which has an average house price of £221,550.
Radcliffe is also affordable, where houses are selling for around £233,990, as well as Tottington with an average price of £241,930.
Manchester
As the region's largest borough, first-time buyers can find several areas in Manchester with affordable house prices.
Currently the cheapest area to buy a home in Manchester is Harpurhey, with an average house price of £139,640.
Other affordable areas include Newton Health, Openshaw, Moston, Moss Side, Gorton, Collyhurst, Belle Vue, Bradford and Beswick where the standard cost of a home ranges between £166,370 and £199,330.
House prices also fall below the region's average in Cheetham Hill (£200,460), Longsight (£201,140), Hulme (£207,770), Rusholme (£211,180), Blackley (£211,230), Ardwick (£220,360), Crumpsall (£235,770) and Fallowfield (£240,920).
Oldham
First-time buyers who are looking to buy their first home in Oldham will have plenty of affordable areas to choose from.
The cheapest part of the borough is Hollinwood, with an average house price of £172,780.
You can also buy a property at a much more reasonable price in Lees (£187,290), Shaw (£191,920), Chadderton (£199,680), Royton (£207,030) and Failsworth (£209,670).
Rochdale
There are several areas in Rochdale where first-time buyers can afford to buy a home.
The cheapest part of the borough is Castleton, with an average house price of £180,220, closely followed by Newhey (£191,670) and Milnrow (£191,680).
Other affordable areas include Heywood with an average price of £203,250, Middleton with an average price of £209,460 and Littleborough with an average price of £239,270).
Salford
Salford generally has a higher average house price than some of the other boroughs, however there are still areas where prices are suitable for first-time buyers.
The cheapest area of Salford is Little Hulton, where you can snap up a home for around £175,480.
Other affordable areas include Salford Quays (£190,080), Cadishead (£206,130), Eccles (£226,500), Peel Green (£227,580) and Irlam (£231,930).
Stockport
For first-time buyers wanting to live in Stockport, there are only a couple of areas that are considered to be affordable.
The cheapest areas are Edgeley (£241,840) and Reddish (£245,730), which tend to be the main places where you can find a more reasonably priced property.
Tameside
There are a fair few areas in Tameside that are ideal for first-time buyers when it comes to bagging their first home.
The most affordable part of the borough is Ashton-under-Lyne with an average house price of £195,360, followed by Dukinfield (£196,400) as the next cheapest area.
House prices are also relatively low in Denton, Droylsden, Hyde, Stalybridge, Hyde, Audenshaw and Broadbottom, with average property costs ranging from £217,330 to £237,530.
Trafford
Trafford is the region's most expensive borough to buy a home, therefore it is no surprise that there is only one area which is considered to be affordable for first-time buyers.
The cheapest area of Trafford is Partington which currently has an average house price of £204,804.
Wigan
As Greater Manchester's most affordable borough to buy a home, almost every area of Wigan is considered affordable for first-time buyers today.
The area where you can snap up the cheapest homes is currently Pemberton, with an average house price of £146,230, whilst other cheap areas include Abram, Ince, Leigh, Ashton-in-Makerfield, Orrell, Platt Bridge and Atherton with prices ranging from £150,350 to £192,920.
First-time buyers should also look to buy their first home in Aspull (£209,480), Shevington (£228,100), Tyldesley (£233,570) Standish (£237,240) and Astley (£248,750).
