When it comes to buying a new home there are plenty of financial woes to consider. From house prices to mortgage repayments and household bills, getting on the property ladder - and climbing up it - can feel extremely daunting these days.
But for those who may think that owning their own home is unaffordable, one homebuilder in Greater Manchester is now offering its newly built homes to buyers along with an extremely good incentive.
Elan Homes, who has built an array of new homes all across the region, is putting a selection of its properties on the market with the chance for you to live there for free for one year.

The homebuilder is offering buyers up to £1,000 a month or as much as £12,000 a year which they can put towards their mortgage costs or household bills at various developments in Salford, Tameside and Bury.
The homes that are on offer are modern new-builds which also come with the advantage of being energy efficient, which in itself can increase your yearly savings due to reducing running costs.
The money-saving scheme is being offered at Birchfield Court in Swinton, Greenside View in Dukinfield and Holcombe Gardens in Ramsbottom.
Birchfield Court is an intimate gated development less than a mile from Swinton station and only five miles away from Manchester city centre .
The incentive is available on plot 15, a four-bedroom semi-detached property priced from £399,995, and plots five and 16 which are larger priced from £419,995.
Greenside View is located next to Dukinfield Golf Course, with some of the homes which look out on to the green, and others which benefit from panoramic views of the Manchester skyline.
Homes available here include plots 22 to 24, which are all three-bedroom semi-detached style homes priced from £304,995.
Holcombe Gardens is a development only a mile away from the centre of Ramsbottom. There’s just one home available here under the scheme which is a five-bedroom detached property priced from £664,995.
In every property buyers achieve a minimum EPC (energy performance certificate) rating of B, making them eligible for green mortgages which can offer lower interest rates than a standard mortgage.
Elan regional sales director Marie Morris said: “Almost everyone is looking at ways they to reduce household bills and a move to a new home in Greater Manchester could provide the ultimate solution.
"Many people are keeping a watching eye on changing interest rates before committing to buy a house, but with our mortgage paid for a year incentive available for a limited time only now is the time to buy.
"It’s worth up to £1,000 a month or as much as £12,000 a year which could make a substantial difference to household budgets.
"Savvy buyers may opt to save the cash or make additional payments on their mortgage to reduce the lifetime of the loan. Others may decide to put the money towards furnishing or decorating their new home perhaps treat the family to a luxury holiday.”
“One of the major advantages of buying a new build house is that it’s generally likely to be much more efficient than an older property," Marie added.
"Our homes are well insulated, with highly efficient heating systems and integrated top brand name appliances. These features could mean lower mortgage repayments as well as cheaper running costs.
“Based on HBF research switching from an older property to an energy efficient new home could potentially reduce bills by up to £220 a month or £2,600 a year.”
