Work is continuing on major student accommodation projects across Nottingham after a consultation recently closed on a new strategy to integrate students into the city. Nottingham City Council said earlier in the year that it wanted to stop some areas being "dominated" by student accommodation.
The key way the council is aiming for balance is by getting more students living in purpose-built student accommodation (PBSA), rather than living in Houses in Multiple Occupation (HMOs). As such, there are currently more than 10,000 PBSA bed spaces in the pipeline, with Nottingham's growth of student accommodation being second only to London.
Last year, city council figures showed there were around 50,000 students needing accommodation in Nottingham, a figure set to rise to 56,582 by September 2025. Major projects currently under way include the Morriss House development in Derby Road.

The Island Quarter is also another one of the key student accommodation projects still being developed. Below are some of the biggest student accommodation buildings being constructed in Nottingham, as well as some of those recently completed.
Vita Student, Station Street
Vita's development in Station Street was completed in time for the academic year beginning in 2020, containing over 300 bed spaces. The project was part of a wider development, which also included the creation of office space on Station Street.
Station Street is home to more student accommodation further down the road with a building offering 12, two-bed flats also being based there. The Vista development is situated on a site that was once home to a Job Centre.
Traffic Street
Traffic Street is a busy area in terms of student accommodation, with some having already been completed and further projects in the pipeline. One of the completed projects is the Ten Traffic Street development by Prestige Student Living, containing 522 bed spaces.
The building is a mixture of studio apartments and cluster flats and was completed for the academic year beginning last September. Next door is The Vantage, being advertised by Future Generation, which contains 486 bed spaces and was completed for the academic year beginning in September 2021.
Two further sites in Traffic Street are set to be transformed into student accommodation. The first, at the road's junction with Wilford Lane, will contain 356 bed spaces and is set to be finished by the academic year beginning in September 2024.
Next door is another site, set to contain 297 bed spaces. That site is set to be ready for the academic year beginning this September.
Derby Road, Lenton
Derby Road in Lenton is another busy area of Nottingham for student accommodation. The major ongoing project is the construction of Morriss House, which will feature 700 bed spaces.
That building will be open in time for the academic year starting this September and will be provided by Unite Students. Unite already manages the Riverside Point development off Derby Road in Lenton.
Another major development in the area is Triumph House, situated in Triumph Road, just off Derby Road. That opened ready for the academic year starting last September.
It provides 270 bed spaces and is located opposite to the site where Morriss House will be based. Developments further along Derby Road include Clinton Terrace, where a building containing 26 bed spaces is set to be finished by September.
Mansfield Road
One of the biggest student accommodation projects in Mansfield Road has been the construction of York House. The site was constructed for the academic year starting in September 2021.
It contains 472 bed spaces and is managed by Student Roost. Its facilities include a 24-hour gym and cinema area.
Island Quarter
Another major student accommodation project currently under way in Nottingham is the Island Quarter site. The first phase of the Island Quarter is already open and comprises a restaurant, bar and events space which is now home to Binks Yard and Cleaver & Wake.
Alongside plans for hotel and residential accommodation, another further phase of the Island Quarter development is the delivery of a 12-storey student accommodation block. It will feature 702 bed spaces and be ready for the academic year starting in September 2024.
Midlands-based Bowmer + Kirkland is constructing the site. Describing some of the features of the site, the Island Quarter website says: "The accommodation will include sky lounges with views across the city as well as a pavilion and private courtyard for working, exercising, meeting and dining."
Alfreton Road
Another one of the key sites in terms of providing more PBSA bed spaces is a site in Alfreton Road. The project is being developed by Olympian Homes, which first acquired the site in September 2021.
It will provide 790 bed spaces, made up of 280 studio and 510 cluster spaces. This site is due to be completed by the academic year starting in September 2025.
