House prices in Wales have fallen slightly according to the latest data. While prices are up 5% compared to this time last year they have fallen by 1.6% since the end of 2022 with the average cost of a house in Wales now just under a quarter of a million pounds.
The Wales House Price Index from the Principality Building Society shows the average price was £245,101 in the first quarter of 2023 from January to March. All but two local authorities in Wales have experienced a rise since the start of 2022 with Gwynedd and Anglesey the only areas to experience falls in price.
Areas including Merthyr Tydfil (20%) and Bridgend (13%) experienced steep annual rises while prices in Cardiff also rose by 3.8% compared to March last year with the average house price in the capital now £300,095. However this is slightly down on last quarter when the average house in Cardiff cost £304,921.

Going back to 2021 the average house price in Cardiff was more than £20,000 lower at £279,250 while in the year before that they were nearly £45,000 cheaper than they are now, at £256,524. Now the average detached house in Cardiff will set you back a fraction under half a million pounds at £499,737 while a semi-detached property costs £317,499. Terraced houses cost on average £279,149 with flats coming with an average price tag of £166,745.
While Cardiff's new average price of £300,000 represents a slight fall in costs it's still a lot of money. Luckily you can still get plenty of quality for that sum, whatever you're looking for, with a number of sought-after properties in the city available for that price or less. Adamsdown - £250,000
This three-bedroom terraced house in Pearl Street has a guide price of £250,000, which is well below the average house price for the city.
