As we are half way through the first month of 2022, the property market is taking shape.
Mirroring 2021, there is currently a big demand for people wanting to move homes - but little supply of properties available.
This has caused house prices to soar, with the average house price in January now £341,019 according to Rightmove.

But if this price surge is putting you off looking for a property at the moment - don't lose all hope just yet.
There are some great bargains on the more affordable end of Greater Manchester's property market, with homes in Wigan, Bolton and Oldham ranging from just £10,000 to £60,000.
As the cheapest listed on Rightmove at the moment, each need some time and effort putting into refurbishing them but nevertheless they would make ideal properties for first-time buyers or investors.
The majority of these homes are up for online auction, so you'll have to act fast if you want to snap one of them up.
Glebe Street, Leigh

This two-bed home is currently the cheapest on Rightmove, listed for £10,000.
