Scottish city retail park with KFC and American Golf up for sale

A RETAIL park in Aberdeen that is home to the likes of American Golf and KFC is set to go up for sale at auction.

Located just off the A96, Haudagain Retail Park will go under the hammer on August 6 with a starting price of more than £2.2 million.

The site, located in the north of the city, has four units which home American Golf, KFC, Pets and Care, and the former Taco Bell drive-thru, along with a total of 76 parking spaces.

The occupied units generate a combined annual rental income of £242,000, according to Future Property Auctions' listing of the retail park.

The listing states the site “benefits from a diverse and resilient tenant line-up, anchored by internationally recognised quick-service restaurant operators KFC & Taco Bell, alongside strong national and specialislist retailers”.

It added that there is also potential for “further drive-thru/drive-to development” on the site.

Plans were approved in 2021 for a third drive-thru restaurant at Haudagain Retail Park. However, the plot has yet to be developed.

The Northern Ireland-based Rhino Investment Management acquired the retail park in 2017 for around £2.7m.

The listing outlines the rent of the tenants, with American Golf paying £45,000 per year, KFC paying £97,000 and Pets and Care paying £ 30,000 annually.

The former Taco Bell unit was leased at £70,000annually under a lease running until 2041, with a tenant break option available in 2031.

The 10,989 sq.ft site was recently bought in April 2026.

Describing the local area, the listing states: “Great Northern Road in Aberdeen is a significant arterial route running north–south through the northern part of the city, extending for roughly 3.7 kilometres and linking several key districts including Woodside, Kittybrewster and areas toward Bridge of Don.

“It connects with major routes such as the A92 (North Anderson Drive) and provides direct access toward the city centre as well as onward routes to Dyce and the wider Aberdeenshire region, making it a well-trafficked and strategically important corridor.

“The road is characterised by a mixed-use environment, combining dense residential tenements and flats with a variety of commercial occupiers including retail units, takeaways, and leisure premises.”

It added: “In areas such as Woodside, properties benefit from proximity to everyday amenities like supermarkets, healthcare facilities, schools, and community centres, as well as nearby green space such as Stewart Park.

“This blend of uses, alongside established neighbourhoods, creates consistent local footfall in addition to passing vehicular traffic.”
