A host of great homes are still going unsold in Scotland despite a property shortage and soaring house prices.
Given the simple gulf between supply and demand, it's a seller's market - and the prices show it.
House prices in the UK have seen a boom as costs soared 10 percent in 2021 whilst the average property is valued at £270,708, according to the government's UK House Price Index.
This means most properties in Scotland have been snapped up as soon as they've gone in the market with sellers desperate to upgrade after lockdown.
Even so, you can't always tell why some properties aren't getting snatched up as so many Scots are vying to get on the property ladder.
We hunted on Rightmove for some properties that have been sitting on the property market the longest - and they could be your dream home.
From a stunning Glasgow duplex to a new build in Edinburgh, Scots searching for a place to call their own could easily land their forever home.
