Plans for a 160-home town centre ‘village’ have been submitted – with bosses aiming to transform five undeveloped sites in Bolton town centre. Developers Capital & Centric say Neighbourhood Bolton will be ‘the first of a new type of residential community’.
In a planning application submitted in the past week they say the development, broadly split into Trinity Gateway, close to the bus and rail interchange and Trinity Village, to be built on four parcels of land on the other side of Bradshawgate. Capital & Centric’s vision is for ‘design-led town houses boasting distinctive, high quality, sustainable architecture and set around green streets with community-focused shared amenity spaces’.
A design and access statement, published with the plans, said: “Neighbourhood Bolton will not only deliver much-needed affordable, family homes on vacant brownfield sites, but it will play a vital role in making the town centre a more vibrant place to live, work and visit. It will also complement the existing regeneration projects in the town centre and beyond.
“The proposals cover a number of undeveloped sites in the Trinity Quarter. “Neighbourhood Bolton will transform these brownfield sites, all of which have been cleared of the buildings previously occupying the sites and have been vacant for a number of years.

“The sites benefit from key views to important local landmarks, including St Peter’s Church, Trinity Court Church and Bolton Town Hall.” If approved, the homes are all low-rise terraced family houses of two and three storeys, including some in a back-to-back arrangement.
The homes proposed are 29 two bed, two-storey terraced houses, 39 three bed, two storey terraced homes and 16, four-bed, three storey houses. There will be eight single bedroom, two storey back-to-back terraced houses and 68 three bedroom, three storey back-to-back terraced homes.
The plans include residential parking, a community pavilion, shared gardens and pocket parks. The plans also give details of exactly where the homes will go.
The statement said: “Trinity Gateway is a site bounded by Trinity Street, Bradshawgate, Lomax’s Buildings and the railway. “There is an existing access road through the middle of the site which will be retained for access to the site and to the Network Rail depot behind.
“Trinity Village comprises three residential sites. “The Breightmet Street site is a former coal yard and currently an NCP car park.
“To the south lies the Saville Mill site,bounded by River Street, Saville Street, Breightmet Street and Shiffnall Street. “A third smaller site is located on the corner of Saville Street and Shiffnall Street.
“The final piece making up Trinity Village is a strip of land to the east side of River Street, currently occupied by parking and planting, which is to be used for residents’ parking and amenity improvement.” Bolton Council will consider the plans in the coming weeks.
