Property near Glasgow with chance to run established garden centre and build dream home

A property only a half hour outside of Glasgow has just hit the market offering not only its own established garden centre but also the opportunity to build a family home.

Estate agents Galbraith is bringing to the market Sunnyside Cottage Garden Centre, which comes with a modern coffee shop, retail area, greenhouse, a good range of polytunnels, a children’s play area, three bedroom lodge, car park and various paddocks.

But the real Brucey Bonus for any family is the opportunity to build a four-bedroom detached house on the site, after planning permission was granted for such a project.

Fiona Fulton of Galbraith, who is handling the sale, explained that it is on the market for offers over £300,000, adding: “This is a really superb opportunity to take on an excellent rural garden centre, which under the previous tenants has been popular with families and attracted a loyal clientele. The planning permission that has been granted will provide a large detached home in a great location on the site.

"The purchasers would therefore be in an excellent position to create a desirable new home and run a rural business in an attractive and well-connected location.”

The coffee shop has approximately 40 covers, a fully equipped commercial kitchen and a toilet block. Light and spacious, it has access to the greenhouse and an outdoor seating area with a dedicated children’s play area.

There is also a car park with ample customer parking space and plenty of hard standing.

The timber-clad lodge has living room, two double bedrooms, one single bedroom, kitchen and bathroom with a decking area at the front and would provide suitable family accommodation, particularly useful while the new house is being constructed.

Planning permission was granted in December 2022 for a four-bedroom house. This will have a completely separate entrance from the entrance to the garden centre, providing privacy for the owners. Further details are available from Galbraith.

The site extends to about 5.47 acres in all, with a good range of polytunnels and there are various fenced paddocks which could appeal to those with equestrian or small-holding interests.

The garden centre is currently tenanted on a rolling monthly basis and will be available with vacant possession.

Sunnyside Cottage Garden Centre is situated in a tranquil but accessible location on the edge of the East Ayrshire hamlet of Moscow, some four miles east of Kilmarnock and three miles from Fenwick.

Glasgow is easily accessible via the M77 and the property is 15 miles from Silverburn Shopping Centre, with schooling options available in nearby Galston and Fenwick.

You can view the full property on the Galbraith website.
