Prime Edinburgh flat hits the market for only £115k - but it needs some work

When it comes to buying a flat in Edinburgh city centre, you're often lucky to find somewhere that won't break the bank.

With many plush properties on the market at anywhere from £300,000 to well over £1,000,000, the prices can often make your eyes water.

However, one flat has now come up for sale that is considerably lower than most, with the one-bedroom home currently available for offers over £115,000.

Located on Lauriston Place, the property is tucked away on the basement level of the tenement building, just a short stroll from the Meadows and Bruntsfield Links.

Coming with a well-sized living area and kitchen, the flat could be more than ideal, and a bargain, for someone searching for a new home right in the heart of the city.

However, it seems that the bargain price does come with a small catch, as the flat is in need of some serious renovation works before it would be move-in ready.

With peeling wallpaper, no fitted kitchen and carpets that appear to have been around for a while, the space would require gutting and redecorating by whoever takes the keys.

Speaking about the property, agents M.J Brown said: "Situated south of Edinburgh Castle and Grassmarket and north of The Meadows and Bruntsfield Links, this is a basement flat in this central area requiring complete modernisation and upgrading. The flat is well positioned to take advantage of excellent local outlets and shopping facilities.

"Nearby Tollcross offers further shops and the property is only a short distance from Bruntsfield and Marchmont where additional shops can be found for day-to-day requirements. Princes Street is only a short walk away. The flat is also well located for access to both Waverley and Haymarket Stations and many buses serve this area leading into the city centre and other parts of the town.

The living space is a decent size (M.J Brown)

"Situated on the northmost side of Lauriston Place the flat is within the established residential and commercial area of Tollcross. As it stands at present the property requires complete upgrading and modernisation including the installation of a heating system and bath or shower facilities.

"The accommodation presently comprises an entrance hall, lounge, bedroom, kitchen, with WC compartment. The potential of this property to provide a central flat either for habitation or letting must be seen to be appreciated and early viewing is accordingly recommended."
