Plans to transform historic Edinburgh school into Aparthotel in Old Town

An Edinburgh city centre language school could be transformed into an Aparthotel

The Wallace Tutorial College, on George IV Bridge, is at the centre of new proposals on behalf of Blagden Property which would see part of the historic building turned into a seven-unit hotel.

The language school was established over 50 years ago in the 1970s and according to an access and design statement, the building is in a "relatively poor decorative state."

As a result, the proposed development is being described as "major" in that it would result in a significant cost with electrical and other building services in need of renewal.

The statement continues: "In relation to the application for 12 George IV Bridge, the proposed accommodation is as follows: seven apartments, primarily studio apartments with queen-sized bed, shower room/WC and kitchenette with small sitting/ dining space.

The apartments would consist of living and dining facilities. (Taylor Architecture Practice Ltd)

"One apartment operates as ‘family room’, with two separate bedrooms. Utility Spaces: Linen storage/Laundry storage. Resident clothes washing and drying facility. Cleaning storage cupboard with sink. Bin / recycling storage. Utilities / plant.

"The facility will be managed remotely from a centralised office facility in Edinburgh. Service staff will assist with booking, servicing and resident requirements from a constantly attended email and phone system. The accommodation will also be attended daily for cleaning and servicing requirements.

"Operator booking policies will specifically prohibit ”party flat” type bookings and by having close-contact with residents and neighbours alike, this will resolve any issues arising and minimise any anti-social behaviour and associated impact."

The development would consist of the whole first floor being used as a hotel, with floors two and three remaining as residential and short-term let use.
