Plans have been lodged to build 27 rental homes at the former East Lancashire Paper MIll site in Radcliffe.
Great Places Housing Group have this week submitted detailed plans for the new estate, which also includes building over a maintained grassed area at the site.
The development at the ‘island’ part of the former East Lancs Paper Mill site would be on land between Cunliffe Street, Baybutt Street and Howard Street.
The proposals are for 20 apartments and seven houses, which is just 400 metres from Radcliffe Metrolink tram station.
A design and access statement in support of the plans has been published by Bury Council.
It said: “The application seeks full planning permission for a proposed residential development of houses and apartments with car parking, landscaped areas and associated works.
“The application consists of five three-bedroom houses, two four-bedroom houses, 17 one-bedroom apartments and three two-bedroom apartments. Great Places have homes in the North West and Yorkshire, managing more than 24,000 properties.”
The new estate would be a mix of affordable rent and social rent homes.
The report added: “The site is a mixture of vacant brownfield land showing sign of previous development associated with the East Lancashire Paper Mill which is now demolished.
“The site also contains areas of maintained grassed areas in the central portion of the site.
“Cock Clod Street is a primary access route not just for the Island site but for the wider masterplan.
“A new wider junction is proposed to service the increase in vehicular movement.
“Rectory Lane leading to Howard Street is a key access route to the site, serving as a route to on street parking bays for the apartment building.
“As well as access to the parking spaces provided to the rear of the houses.”
The proposed development is part of a much wider plan by Bury Council and Homes England to deliver up to 400 homes at the paper mill site.
At 22-acres, it is Bury borough’s largest brownfield site.
Future plans also feature a riverside park and a relocated cricket ground.
