Plans put forward for new Edinburgh flats and shops after initial proposal rejected

A new application for dozens of new Edinburgh New Town flats has been submitted after initial proposals were turned down last year.

Morgan Architects returned with an 'improved' version of their application for 49 flats and three commercial units at 108-116 Dundas Street after the council previously refused initial plans due to a 'negative impact' on neighbouring property.

Urban Realm report that addressing previous issues, Morgan Architects has pushed back the cantilevered facade on Fettes Row and extended the stonework to ground level to align with the street wall.

New images of the proposed development show a more retreated building shape that will hopefully have a more positive impact on the neighbouring community and buildings in the New Town area.

In October 2021, the council refused the application for 50 flats and three shops, as well as basement level car parking that would have created an 'L'-shape with a communal garden space. The application also states that the building would consist of two, three and four-bedroom apartments.

However, bosses at the council ruled that “the proposed development fails to deliver a positive impact on its setting by way of its design, footprint and street relationship.”

Outlining the new design and form of their chosen approach, the architects wrote: "The building volume is conceived as two separate forms with the introduction of a break on Fettes Row. The design of the Dundas Street block takes its lead from the Victorian tenements which form the northern section of the city block fronting Dundas Street.

"The introduction of a defined ‘plinth’ with large format glazing at the ground floor reflects the street level commercial element of the adjacent Victorian buildings."

To make room for the development Centrum House, designed in the 1980s by Hugh Martin & Partners, will be demolished.
