Plans for new £3.5m trade park in Cardiff

Plans for a new £3.5m trade park in Cardiff have been revealed.

Developer WWYC has submitted a planning application for its 18,750 sq ft scheme, known as Dragon Trade Park, at land it owns at Newport Road.

The trade park, which is being marketed by the Cardiff-based property advisory firm Fletcher Morgan, is earmarked next to WWYC’s existing Dragon Retail Park, whose tenants include Wickes, Metro Bank, Original Style and Taco Bell.

Subject to planning approval the latest project from WWYC, at land which was once a location for a Courts Furnishings outlet, would be completed in late spring or early summer 2023.

Dragon Trade Park has been designed to accommodate 15 units of 1,250 sq ft, but depending on demand larger units could be provided. The space is being marketed by Fletcher Morgan at £12 a sq ft per annum with leases of at least five years duration. The units will provide for industrial, trade counter, distribution and office.

The capital value of the two adjoining schemes from WWYC, which views them as long-term property investment holds, is around £17m.

Matthew Jones of Fletcher Morgan said: “Over recent years we have seen a huge growth in demand in entailing urban logistics as well as dark kitchen and industrial and this scheme will deliver modern flexible space to satisfy these demands.”
