Plans for Edinburgh hotel to be built in car park of Canny Man's pub in Morningside

Plans have been submitted for a new four-storey hotel in the car park of a traditional Edinburgh pub.

The proposals would see a 12-bedroom hotel built on Canaan Lane, behind the Canny Man's pub on Morningside Road, as well as two ground floor short term let apartments.

The applicant, Kerr Pubs and Hotels Ltd, who also own the pub and Lane Hotel, wish to make use of the Canny Man's car park, stating that many of the customers do not travel to either establishment via car.

If granted, the plans would see four rooms on the first, second and third floor with en-suite bathrooms. The ground floor flats are hotel apartments rather than rooms with their own front door, a small lounge, dining and kitchen space. They also have a small rear garden space.

In a design statement submitted via the Edinburgh Council planning portal, the applicant says: "The proposal is to construct a new building to provide an additional 14 rooms. It was not considered possible, practical or viable to extend any of the existing properties.

The hotel would be situated between the Lane Hotel and Canny Man's pub. (LeeBoyd Designers + Architects.)

"The location for a proposed new building is the pub car park that sits between the pub, its beer garden and the Lane Hotel. It is an under used facility as most of the pub customers avoid travelling to the Canny Man’s by car.

"Similarly many of the hotel guests who might share the facility, travel to the city without a car. This space is therefore sacrificial in relation to current use and deemed the best location to consider a newbuilding."

It adds that the Kerr family, who own the Lane Hotel, on Canaan Lane, are struggling to keep up with the growing demand in hotel accommodation, therefore "the rationale for this project is to increase the number of hotel rooms available for rent on land owned by the family."
