Almost 400 new apartments could be built on the edge of Liverpool City Centre if approved by the city council’s planning committee.
The proposal, put forward by Sourced Development Group in conjunction with Sourced Construction Group Limited, is looking to build a residential complex that would feature 392 apartments and two retail units.
The development would be a single block but with varying heights of seven, eight, nine and 10 storeys and be built on derelict land owned by Kingsway Square Limited between Blackstock Street and Paul Street in Kirkdale.

The site is situated on the edge of the city centre and is within walking distance of the business district near the outer ring road of Leeds Street.
A proposal for 452 apartments put forward for the site by the same developers was previously approved by Liverpool City Council’s Planning Committee in March 2020, subject to the signing of a section 106 agreement - money paid by the developer to which goes towards infrastructure projects in the area near to the site.
However, following approval a viability report was submitted by the applicant which outlined the scheme was unviable with any amount of section 106 to be paid.
This was subsequently reviewed and the initial request for £1.46m has been reduced to £740,000, with the development also being reduced in size to 392 units.
The updated proposal that will go before the committee will comprise of 180 studios, 166 one bed units and 46 two bed units.
A council report outlines that the proposal “would assist in the planned mixed-use expansion into the Pumpfields area”.
It adds: “The proposal would enable the more efficient use of an underperforming urban brownfield site with a stronger and more active built form that provides an enhanced backdrop to Vauxhall Road and other surrounding streets, and is therefore considered complementary.”
According to a supporting document submitted by the developer, the scheme will “contribute towards a sustainable mix of uses in an accessible location, benefiting the local economy and assisting with the regeneration of the area.”
It would also represent “significant investment that will act as a catalyst for further future investment in the area.”
The revised scheme put forward by Sourced Development Group in conjunction with Sourced Construction Group Limited has been recommended for approval by Liverpool City Council, subject to the signing of a section 106 agreement.
The scheme will go before the planning committee on February 8.
