Plans for 86 affordable new homes in Sunderland given green light after appeal

Plans to build 86 affordable new homes in Sunderland have been given the green light following an appeal from Gentoo.

The housing association successfully appealed against the planning committee's initial decision to refuse the planning application in December 2020.

Now approved, the development at Cragdale Gardens, in Hetton-le-Hole will include a mixture of two, three, and four-bedroom homes which will be 100% affordable and available for rent.

Several of the new homes will also be available for affordable homeownership options, including Shared Ownership to help Sunderland’s residents get a foot on the property ladder.

The approved proposals will include 6,920 sq. meters of landscaping on site including the planting of 108 trees and 2685 shrubs, to create access to green space for both existing and new residents to enjoy.

It will also create 156 temporary jobs on site and in the wider community while providing an affordable home for up to 396 people.

The development will also generate approximately £12.2 million economic output during the build and create an additional council tax income of £133,000.

Joanne Gordon, Development Director at Gentoo Group, said: "As an organisation Gentoo is committed to creating new affordable homes for Sunderland’s residents and I’m pleased that following today’s decision we are now able to create 86 new homes, all of which will be available via rent and affordable ownership.

"Our development will transform the local area and will incorporate green space for both new and existing residents to enjoy, while also addressing the ongoing anti-social behaviour issues in the area.

"We will work closely with our partners to support the local area through the development, both in terms of social value and economic benefits."

Gentoo is currently delivering its Affordable Homes Plan that involves investing £165 million in Sunderland.

This development will form part of its ambitions to deliver 1200 additional affordable homes in the city by 2026.
