Scarborough Muir Group has started the planning process for a new £250m industrial and logistics scheme in Rosyth.
The developer submitted a Proposal of Application Notice (PAN) to Fife Council for the development of Queensferry One.
It intends to submit a planning application for the proposed scheme later this year, following the minimum 12-week consultation period, with a view to commencing construction in early 2023.
It is predicted that the construction will take approximately 12 months to complete, with the new hub fully operational by early 2024.
As part of the statutory consultation requirements, details of the PAN will now be shared with community councils and feedback sought from local residents and community representatives via a public exhibition.
The development is situated adjacent to junction 1B of the M90 and Queensferry Crossing, spanning around 120-acres, with planning consent for 1.4 million sq ft of mixed-use space.
The group is now narrowing the focus towards a large distribution warehousing space serving the Central Belt, following a resurgence in the logistics and industrial market during the pandemic.
Amazon - which has a massive warehouse over the bridge near Dunfermline - previously stated that it plans to lease four acres of land at Queensferry One for a lorry park.
