An overgrown scrap of land in a "considerable state of disrepair" will be auctioned off after almost a decade sitting empty. The vacant plot, just inside the Bristol border with Kingswood, used to be home to two listed buildings before their demolition in 2014.
The freehold land spans 0.15 acres, sitting on the corner of Two Mile Hill and Kennard Road. It has planning permission for six two-bedroom apartments and three three-bedroom townhouses to be built there, and will be auctioned off next month by agents Hollis Morgan with a guide price of £625,000.
According to planning records, Bristol City Council approved outline permission for the scheme on February 6. Planning documents on behalf of the applicant stated: "The site is largely vacant, apart from two remaining outbuildings, site, boundary walls and fencing. There is some vegetation and the site is in a considerable state of disrepair.

"Bristol City Council will be very aware of the planning history of this site have intervened to demolish two listed buildings at risk on the site in 2014, since which it has laid vacant resulting in anti-social behaviour issues, including recent Gypsy and Traveller incursions.
"The granting of listed building consent to demolish the existing buildings on site in 2014 subsequently meant they have been removed from the Historic England register of Listed buildings. Consequently, the site is a vacant with only two small delipidated outbuildings remaining."
Five objections were received referencing concerns about lack of parking provision, loss of light and overlooking to neighbouring buildings, but planners concluded that the scale of development was "considered appropriate" with any impact "sufficiently mitigated by way of highway improvements on Two Mile Hill and Kennard Roads".
The site, which is sold with vacant possession, will go to online auction on Wednesday, April 19 at 5.30pm. Its location is within a 10 minute walk of Kings Chase shopping centre in Kingswood, while in the other direction, St George Park is about 25 minutes on foot.
Agents say the 'gross development value' for the successful buyer will be in the region of £2.6m.
