'One of a kind' home close to the banks of the River Mersey for sale

A new listing has come on the market in Liverpool that's being described as 'one of a kind.'

The detached house is in the 'prime' location of a private park, on North Road, in Grassendale. Despite being secluded down the exclusive leafy lane, it also benefits from being also close to the waterfront and Cressington train station.

For just shy of £1 million at £950,000, the new owner will buy the Edwardian property with five bedrooms , surrounded by it's own mature gardens. Split over two floors, there are three reception rooms and also a detached garage.

Properties in Grassendale had an overall average price of £283,287 over the last year, according to Rightmove. Most of the sales in the last 12 months were terraced properties, selling for an average price of £202,798.

Semi-detached properties sold for an average of £377,983, with detached properties fetching £437,001.Overall, sold prices in Grassendale over the last year were 12% up on the previous year and 20% up on the 2018 peak of £235,834.

However estate agents suggest that because of the limited number of properties making it to the market in the area the averages might not be the most accurate house price evaluation. Sales prices from the last two years suggest that similar properties to the one listed on North Road sold after being put on Rightmove for £950,000 on Knowsley Road and £900,000 and £930,000 on Eaton Road, less than 0.1 miles away.

Images on Rightmove show that the home is entered through a vestibule featuring original tiled flooring. This leads to the wrap-around hallway which boasts a glass inlay door and character wood flooring.

The ground floor is made up of a number of family rooms, including a large dining room, lounge and kitchen/breakfast room. In keeping with the Edwardian architecture, many of the rooms have feature flooring, windows and fire surrounds with tiled inlays.

There's also a utility room and cloakroom on the ground floor. The first floor had all five of the bedrooms , a large family bathroom, separate shower room and toilet.

The rooms boast fireplaces and some of them have wash basins installed and storage space. Gardens surround the property, offering a sense of privacy, with a large lawn garden with mature trees and shrubs in the front.

In the back of the home, is another large lawn, boarded by more mature shrubs and tress. From here there's also access to a double side garage.
