Old Pretty Polly factory to become homes under new plan for Sutton-in-Ashfield that's 'place to be'

The site of an old factory could be turned into dozens of new homes under a fresh plan for the area. The land of the former Pretty Polly hosiery factory site in Mansfield Road, Sutton-in-Ashfield, would become 36 homes if plans are approved by Ashfield District Council.

The factory was demolished many years ago, with the land currently a brownfield site surrounded by other housing developments that replaced the rest of the site. The new houses would be built by Peveril Homes Limited.

Independent Councillor David Hennigan, who represents Sutton Central and New Cross onAshfield District Council, said: “There has been a lot of development in this area over the last few years. Unwin Road, Tom Stimpson Way and other parts of the environs have been completely transformed."

"I will be consulting with local residents before coming to any firm conclusions on whether to support this. This is right in the middle of the land of stitchers – the old Pretty Polly site.

"I do have concerns about appropriate infrastructure – these were exacerbated by the decision of the Conservative Government appointed Planning Inspectorate to refuse planning permission for a new Lidl Supermarket in the area.

"It’s no surprise that applications for more housing are being submitted for Sutton-in-Ashfield. The Council’s £66.2million regeneration plans for Sutton, the record investment in Lammas Leisure Centre and play park transformation means Sutton-in-Ashfield is the place to be to invest.”

According to planning documents, 10 percent of the homes would be affordable housing. The developers have said that due to the size of the site there would be no new facilities on site, as the site sits in a 'sustainable location'.

Stone Planning Services Limited on behalf of Peveril Homes Limited, said: "This is a full application for the erection of 36 dwellings on a brownfield site within the urban framework of Sutton Ashfield. Ashfield is not able to demonstrate a five-year supply of housing land and this position is deteriorating. Approval of the proposal will assist in the broader delivery across the district.

"The site can be satisfactorily accessed off Mansfield Road and a drainage system have been designed to deal with both foul and surface water. The recommendations set out in the acoustic report have been adopted in the scheme design.

"The scheme will deliver a high quality residential development with on site public open space. There will be good pedestrian connections both to Mansfield Road and to Eastfield side from which residents can reach a number of everyday facilities.

"The development of the site is highly sustainable. The proposal represents sustainable development; it is the right development in the right location. It is an ideal site which will be built out quickly." The application is currently pending consideration by Ashfield District Council.
