South Lanarkshire councillors have approved a planning application for a small-scale housing development in Larkhall.
Elected members of the planning committee gave the green light to a 55-home development in the town last week (September 13).
The plans, submitted by Miller Homes, will see the new properties being constructed as well as associated infrastructure and landscaping.
The homes will be made up of detached, semi-detached and terraced with three and four bedrooms.
The site for the development is bounded to the north of Strathaven Road and to the east of South Lanarkshire Lifestyles community facilities. It is currently accessed from an informal track at the corner of Strathaven Road and Sandyford Road.
The development would be accessed from a new part off the existing roundabout to the northeast of the site incorporating a section of land associated with the adjacent community facility.
Plans for a new footway link onto Strathaven Road have also been incorporated into proposals.
Drainage for the new development would be connected to an existing sustainable urban drainage systems (SUDs) pond close to the site.
The Roads Development Management Team had no objections to the proposal subject to the attachment of a number of conditions including further roundabout details, visibility splays, parking and surfacing.
Roads Flooding Team held no objections to the proposal subject to a condition requiring the provision of a SUDs drainage system.
Environmental services also had no objections to the attachment of conditions requiring the submission of a Noise Assessment (NA) and the provision of a contaminated land remediation plan.
Community and Enterprise Resources requested a commuted sum towards the provision of community facilities, it was confirmed that planning permission would not be issued until an appropriate agreement has been reached between Miller Homes and the Council.
Education Resources also made no objections to the condition that the developer provides a contribution for education accommodation in the local area. The planning obligation will ensure that an appropriate financial contribution is made at appropriate times during the development towards education accommodation.
Housing and Technical Resources also requested a commuted sum towards the provision of affordable off-site housing. This will be contributed and an appropriate sum will be provided for affordable housing.
Council officers recommended approval for the plans, stating that the ‘proposal would have no significant adverse impact on amenity, public safety or the local environment.’
