New 169-home estate set to be built near Bramcote Crematorium

More than 150 homes are set to be built next to a Nottinghamshire village's crematorium. A 169-home estate will be constructed on land adjacent and north west of Bramcote Crematorium in Coventry Lane, Bramcote, if councillors agree with advice from planning officers and approve the project at Broxtowe Borough Council's planning committee on February 1.

The application consists of 51 affordable properties, with 17 shared ownership, and 34 classed as affordable rent. The site would have a mix of housing types, including terraces, semi-detached, detached, and bungalows.

A Section 106 Agreement was previously agreed, securing financial contributions from prospective developer Peter James Homes Ltd towards affordable housing, healthcare, education and transport. Existing access from Coventry Lane will be reconfigured with a new double island on Coventry Lane/Ilkeston Road and a reduction of the speed limit on Coventry Lane from 50mph to 40mph.

Footpaths and cycle access would connect to more planned new homes to the east of Coventry Lane, the Field Farm development, and the Erewash Valley Trail. To the east of Coventry Lane, plans have been submitted for 473 properties to be built on former school playing fields - a replacement secondary school is also in the planning process nearby.

A Broxtowe Borough Council planning officer said the layout and design of the site was considered to be acceptable. In a report submitted ahead of the Broxtowe Borough Council, which recommended the plan receive permission, they concluded the positives "significantly outweigh the negatives".

"The benefits of the proposal are that it would provide 169 dwellings including affordable dwellings, short-term jobs created from the construction of the development and financial contributions," the report said.

"Whilst it is accepted that there will be an increase in traffic in the area and some impact on surrounding neighbours amenity, the site is largely isolated that it is considered this will not be detrimental to the wider community. On balance, the positives of the scheme are considered to significantly outweigh the negatives, and as such this scheme is recommended for approval."
