More than 130 homes to be added at Stapleford estate after changes to plans approved

More than 130 additional homes will be built at a new estate after changes were made to the planned second stage.

On February 2 at a Broxtowe Borough Council planning committee the go ahead was given for the second phase, made up of 132 houses, of the large Field Farm housing development off Ilkeston Road, Stapleford.

Last year developer Peveril Homes bought the partially completed site from W.Westerman Ltd as part of a larger deal.

They then submitted altered plans for the houses that would make up the second stage of the estate, moving away from the originally proposed apartments to a mix of housing that the developers said would allow residents to enjoy outdoor space after Covid.

But the plans were deferred at a January 5 Broxtowe Borough Council planning committee over concerns regarding the positioning of affordable units and landscaping, specifically trees in relation to their proximity to Ilkeston Road.

A planning committee document stated that these concerns had now been addressed, with the number of affordable homes being increased to 26, with them being spread across the site.

And that any trees lost as a result of the development would be replaced in due course.

The document read: "To conclude, the benefits of the proposal would mean the design can be altered to reflect that of Peveril Homes.

"The principle of the development has already been established through the original and hybrid applications on the site and the proposed amendments relate solely to the layout, design and landscaping, all of which are considered to be acceptable changes, with no objections from any consultees."

There are future plans for outline planning consent for up to 200 additional homes as well as a local centre which would form the third phase of the development.

Tom Broster, Technical and Construction Director at Peveril Homes, said: “Peveril Homes is delighted that the plans have been approved and can move forward with the development.

“Our application consisted of two, three, four and five-bedroom properties, designed to meet the demand of buyers within the region, and reflects the premium product being delivered throughout the East Midlands by Peveril Homes.”
