A Devon-based private property company has invested £3.5m in the refurbishment of Brittany House in Plymouth.
Eagle One has provided the funding for the building, which is currently occupied by University Hospitals Plymouth NHS Trust. The renovation of the 2,560m², four-storey building into a contemporary fit-for-purpose office space, for hundreds of staff, will secure the premises for the NHS for the next 20 years.
The investment has also boosted the building’s environmental credentials, taking the 1970s building from an EPC rating of E to B.
Formerly known as Norwich Union House, the newly named Brittany House on Brest Road has been the longstanding home of University Hospitals Plymouth NHS Trust staff since the property was first leased by Eagle One to the Trust in 2005.

The refurbished accommodation will provide staff with a modernised space with sustainable solutions. Eco-friendly measures include removing the building's oil-fired heating system and replacing it with the installation of an electric VRV system utilising new solar PVs on the roof, upgrading the building envelope to improve the insulation and incorporates a hybrid natural and mechanical ventilation system.

The transformation internally is staggering and it will undoubtedly improve the wellbeing and productivity of the teams working in the building. The fresh investment to create a contemporary environment and an energy efficient building is part of the current strategy for our entire portfolio.”
Eagle One has also attained planning permission for a further four-storey building on the site fronting Morlaix Drive, and is working towards its construction.
