An "outstanding" house overlooking a National Trust beach has been placed on the market with a whopping price tag.
The property, known as Glaslyn, is in Porthmadog, a Welsh coastal resort popular with Liverpudlians.
The stunning hillside home overlooks the beach at Samson's Bay and is also visible from the 12th tee at Porthmadog Golf Club.

Offering plenty of privacy from its hillside position, Glaslyn is a Welsh stone house that has only been sold twice since its original construction.
It was built by the Chivers family, who were well known in the area, but was taken over in the 1980s and has been off the market for 40 years.
As well as boasting panoramic views of the sea, beach and golf club, the property also has sprawling grounds and gardens covering a massive 2.24 acres, along with direct access to the National Trust-owned Samson's Bay.
The home is on the market with Strutt & Parker for £1.75m. The listing said the gardens are an "an outstanding feature".
They were reputedly planted by the gardeners from Bodnant Gardens in Conwy and are designed to maximise the sun and staggering panoramic views from the property.
Arts and crafts influences also litter the garden, with stylish pathways, walls and terraces to wander through.
These themes run into the house as well, as the inside of the property has dozens of charming period features from decorative iron work, beamed ceilings and even a decorative round port hole window.
As the house was originally designed to include staff accommodation, there is also a servant's bell display on show.
Within the house you'll find four bedrooms, two bathrooms, a living room, dining room, kitchen, utility room, music room and a separate WC.
Outside you'll find an additional store room, the original teak greenhouse and an al fresco living space with an in-built barbeque.
The most recent owners have undertaken some comprehensive refurbishment work on the property, which has been sympathetic to the original design.
